All real estate agents need to be ready, willing and able to recommend a knowledgeable home inspector to their clients. The vast majority of home sale transactions today include a home inspector’s report. Realtors need to be sure they are providing the name of an inspector that is both licensed and insured in the State of Florida. If an individual has passed the National Home Inspector’s Examination then they are qualified to do home inspections in Florida. Once the license is issued, the Florida Department of Business and Professional Regulation (DBPR) may then list the home inspector’s license number You will find my name, James R. This mandatory licensing program has only been in effect since July 1, 2010 and I strongly suggest that you be doubly sure that the home inspector your client chooses is listed there. 

As your client’s home inspector I will be available to both you and you client before, during and after the inspection to answer any and all questions. Customer service is top priority. As a licensed home inspector I attend the continuing education classes required by the State of Florida to insure continuing professional development with the result that your client will receive a fair and balanced inspection as a result. My many years as a well known quality home builder in South Florida have given me the knowledge and experience to know what to look for and the report must be fair and balanced. Problems found will be clearly noted as to what is serious and what is not serious. I use my smart phone which has special software installed to record all of the digital photos needed and fact findings on site. This data is then wirelessly transferred to my laptop computer in my office for the final customized report which will be emailed to your client without delay.

And yes, I have General Liability as well as Errors and Omissions insurance with Realtor Indemnification included which covers you as the referring party thereby reducing your liability. This should create a very smooth process and give you and your client a good comfort level during the inspection from the first phone call to the delivered computerized home inspection report.
